Car Park Traffic Coating and Deck Waterproofing

A parking deck is a waterproofing problem before it is a flooring problem. Coat it like a floor and the slab below pays for it.

The system, as specifications write it

  • Epoxy primer, minimum 150 micron dry film, into a mechanically opened slab.
  • Elastomeric polyurethane waterproofing membrane, 500 to 700 micron dry film, with washed silica sand broadcast into it.
  • Aliphatic urethane topcoat, 200 to 400 micron, colour stable under direct sun.
  • Heavy duty grade at ramps and turning circles, medium duty at aisles and bays.
  • Coved upstand at walls and columns, typically 150 mm, so water cannot track behind the membrane.

Where decks actually leak

Never in the open field. They leak at the drains, at the expansion joints, at the upstand terminations and wherever a panel or cover is designed to be lifted. Those are detailing items, not coating items, and they are the first thing we price and the first thing we ask the consultant to confirm.

What a serious specification asks for

Compliance with ASTM C957, dry film thickness verified per coat and recorded, a concrete surface profile that the manufacturer accepts, mockups approved before full application, and a warranty held jointly by the manufacturer and the applicator — commonly five years. We price against those clauses rather than against a square metre rate alone.

Marking comes with it

Bays, disabled hatching, electric vehicle bays, directional arrows, crossings and numbering are applied in materials the coating manufacturer accepts, so the marking does not lift the membrane it sits on. See line marking.

Preparation

The slab is opened mechanically with our own machines before any primer. See concrete shot blasting.

Send us the deck

Area, levels, ramp slopes, drainage layout and the specification section if you have one. We will come back with the build-up and the programme.
